Nearly 250,000 sqm of modern office space is currently under construction. Among others, the first phase of the Towarowa 22 mixed-use complex (Echo Investment, 31,100 sqm) and The Form (Lincoln Property, 28,000 sqm) began construction in 2023.     <\/p>\n\n<p>Projects to be delivered to the market in later years include The Bridge (Ghelamco, 45,000 sqm), the next phase of Studio (Skanska Property Poland, 24,000 sqm) and Upper One (Strabag Real Estate, 35,900 sqm) on the site of the Atrium International building, whose demolition is nearing completion. As a result of the revival of development activity, up to more than 300,000 sq m of new space could be delivered to the market in 2025.   <\/p>\n\n<p>Demand in the first half of this year amounted to just over 325,000 sqm, down 32% compared to the same period last year. New leases generated 57% of the total volume of leased space (43% in 2022). Renegotiations accounted for 35% of the total (39% in 2022), while expansions and pre-leases only accounted for 4% each (8% and 10% in 2022, respectively).<\/p>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8220;After a slowdown in developer activity over the past two years, the market is feeling the first signs of an imminent rebound. However, before tenants can once again choose among newly completed projects, we will continue to see numerous renegotiations or relocations to buildings that already exist, but have vacant space of a suitable standard.&#8221; &#8211;   <\/p>\n<cite>comments <strong>Daniel Czarnecki<\/strong>, head of office space, landlord representation, Savills.<\/cite><\/blockquote>\n\n<p>According to Savills data, as of the end of June 2023, the vacancy rate in Warsaw stood at 11.4%, down 0.5 pp year-on-year. Monthly rates in the most prestigious locations of the Centrum zone remained in the range of EUR 22.5-25.5 per sqm per month, and in S\u0142u\u017cewiec at EUR 13.00-15.00 per sqm per month. However, tenants have to reckon with the rising cost of service charges.      <\/p>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8220;In line with the increases in maintenance fees predicted last year, we are now seeing in modern office buildings in Warsaw that they have begun to exceed PLN 30.00 per sq. m. per month, and there are also cases of rates above PLN 35.00. In the winter semester, students will take the former conference room, where they will create a friendly co-working space. Exactly the kind of space they themselves would like to work in. It's meant to be attractive to young people who are looking for inspiring places to work. We will also lean on the appearance of the facade,\" explains Dr. Eng. arch. Increasingly, they are also looking at ESG strategies - sustainable development, especially in terms of caring for the environment. Other threads also count - our advantage is our excellent location and good access from every district of the city, as well as from the highway. On the subject of access to the office, we have other advantages: separate bicycle parking, and in the case of cars - a high parking ratio, which in Forum 76 is 1:60. This is an unprecedented value in office buildings in city centers, the expert stresses. This means that there is one parking space for every 60 sqm. In the first half of the year, 14,400 sqm of modern office space was delivered, down 65% year-on-year. New supply closed in two projects: Brain Park C in the Center zone and Roko Office Point in the Southeast zone. A positive sign is the up to 85% occupancy rate recorded in newly completed buildings.<\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>At the end of the first half of the year, there was 44,900 sqm of office space under construction in six projects in Krakow, down 54% year-on-year. The developer has planned 26,700 sqm of space in the city's residential-commercial complex, which will be furnished with workspace.    <\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>Despite the challenges, Krak\u00f3w's office market saw an increase in tenant activity, with total leasing reaching 93,500 sqm, up 13% year-on-year. The highest tenant activity took place in the Southeast and Center zones, where 24,400 sqm and 23,800 sqm of office space were leased, respectively.<\/p>\n<!-- \/wp:paragraph --><!-- wp:quote {\"translatedWithWPMLTM\":\"1\"} -->\n<blockquote class=\"wp-block-quote\"><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>-  <em>Krakow remains one of the most important office centers in Poland. Despite an increase in the vacancy rate to just over 20%, we are seeing stable demand for Class A office space. The Center zone has the lowest vacancy rate at 11.9%, showing that tenants still prefer well-located and high-quality offices.
