According to Savills data, the vast majority of demand for office space in Warsaw for the legal sector in recent years (92%) has been realized in central zones. Since 2016, law firms have leased a total of 125,000 sq. m. in them. The most common properties chosen by law firms are office towers and renovated townhouses.<\/p>\n\n<p>The largest lease transactions since 2016 and thus the largest offices belong to law firms: CMS (7000 sqm, Varso Tower), DZP (6500 sqm, Roundabout 1), Dentons (6300 sqm, EC Powi\u015ble), DLA Piper (5300 sqm, Atrium 2), SKS Kancelaria (5200 sqm, Jasna 26) and Greenberg Traurig (5000 sqm, Varso Tower).<\/p>\n\n<p>In recent years, Savills&#8217; tenant representation and construction and design consulting teams have had the opportunity to work with many law firms, supporting them in the process of selecting and arranging office space. Their experiences and conclusions, enriched by data collected by the firm&#8217;s analysts, were used to develop the <em>&#8220;Offices for Law Firms&#8221;<\/em> report <em>.<\/em><\/p>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8220;For the legal industry, office space is a particularly important element not only for work, but also for image building. Elegant offices that inspire confidence and enhance the company&#8217;s reputation must serve employees as well as customers. The legal sector is thus one that cannot imagine working without a proper office, and the popularity of remote work remains negligible in this sector. This translates into the preference of law firms as tenants, where we currently do not encounter moves to optimize the size of space occupied or a willingness to save on location or standard of finish.&#8221;  <\/p>\n<cite><strong>Jaroslaw Pilch<\/strong>, head of tenant representation at Savills, says.<\/cite><\/blockquote>\n\n<p>According to Savills in its publication, the way law firms&#8217; offices are arranged has changed over the years &#8211; from offices for one or two people, through semi-open and open layouts, to multi-functional spaces that require the implementation of various solutions related to the specifics of lawyers&#8217; work.<\/p>\n\n<p>Examples of international law firms that have recently changed and opened offices in Warsaw are Greenberg Traurig and Bird &amp; Bird. Savills&#8217; consulting firm comprehensively supported these projects in both the leasing process and the technical consulting and project management of finishing the new office spaces.<\/p>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8220;The design of the work environment has changed over the years, but still the most important factor determining the layout of the space is the model and the specifics of the work to provide optimal conditions for concentration and focus on the tasks at hand. As part of this process, refreshing the lobby and halls has been planned, as well as designing the creation of green space around the building. The concept was created by Artchitecture design studio. The firm founded by Marek Kubaczek was involved in projects including: the Warsaw boulevards project, which won the Grand Prix of the Warsaw Mayor's Architectural Award for best public space, and collaboration with Daniel Libeskind on the luxury apartment building Z\u0142ota 44 project. It also has the recent renovation project of the North Gate office building to its credit, including a facelift of public spaces and application of the \"urban jungle\" concept.<\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>Modernization work will also include technological systems. The building, constructed in 2013 by Skanska Property Poland, utilizes solutions including a geothermal heating and cooling system with probes reaching 200 m deep into the ground, photovoltaic panels, and a gray and rainwater recovery system \u2013 solutions that save over 7 million liters of water annually, equivalent to two Olympic swimming pools. Additionally, the planned modernization of the BMS (building management system) will allow for even more efficient automation control and precise data analysis in Wise Point, which will further reduce operational costs and improve tenant comfort.   <\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p><strong>LOCATION ADVANTAGES<\/strong><\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>Located at the UN Roundabout, Wise Point offers excellent access to public transportation \u2013 the metro station is just 100 meters from the building, and numerous tram and bus lines provide easy access. Additionally, there is extensive service infrastructure in the immediate vicinity, including restaurants, cafes, and bike paths, making the property a good workplace for dynamic companies. <\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>-  <em>The rebranding and major facelift of Wise Point is a response to the needs of companies that value efficiency and sustainable development, while seeking a top location and proven solutions. The list of the largest completed projects included: Quorum Office Park A (Wroclaw, 18,200 sqm), Waterfront phase II (Tri-City, two buildings with a total area of 14,500 sqm), B10 (Wroclaw, 14,100 sqm) and Brain Park C (Krakow, 13,000 sqm). Significantly, as much as 50% of the space delivered this year is still waiting for its tenants.  <\/p>\n<!-- \/wp:paragraph --><!-- wp:heading {\"level\":3,\"translatedWithWPMLTM\":\"1\"} -->\n<h3 class=\"wp-block-heading\" id=\"Ma\u0142o-przednajm\u00f3w,-ma\u0142o-bud\u00f3w\"><strong>Few pre-leases, few construction sites<\/strong><\/h3>\n<!-- \/wp:heading --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>At the end of September, 214,400 sq. m. of modern space was under construction in the regions. The largest number of offices is climbing in Poznan (55,400 sqm), followed by Katowice (46,200 sqm), Wroclaw (41,600 sqm) and Krakow (37,100 sqm).    <\/p>\n<!-- \/wp:paragraph --><!-- wp:quote {\"translatedWithWPMLTM\":\"1\"} -->\n<blockquote class=\"wp-block-quote\"><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>\"<em>The very low level of pre-leasing agreements is having an impact on the prolonged commercialization process of projects under construction, which, combined with financing difficulties, has forced some developers to put on hold the projects they have started. Currently, the status of 'on hold' applies to about 107,400 sqm, and they are awaiting the signing of a pre-leasing agreement or securing financing in a new form to resume<\/em>.\" -  <\/p>\n<!-- \/wp:paragraph --><cite>says <strong>Daniel Czarnecki<\/strong>, Head of Landlord Representation, Office Agency, Savills Poland.<\/cite><\/blockquote>\n<!-- \/wp:quote --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>The report's authors estimate that in the most optimistic scenario, a total of 382,000 sq. m. of office space is planned to be delivered in regional cities between 2025 and 2026, of which about 141,000 is already under construction.  <\/p>\n<!-- \/wp:paragraph --><!-- wp:heading {\"level\":3,\"translatedWithWPMLTM\":\"1\"} -->\n<h3 class=\"wp-block-heading\" id=\"Popyt-w-d\u00f3\u0142.-Dominuj\u0105-renegocjacje,-sektor-IT-z-umowami\"><strong>Demand down. Renegotiations dominate, IT sector with contracts <\/strong><\/h3>\n<!-- \/wp:heading --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>During the period under review, tenants leased a total of about 509,300 sqm of office space, representing a 4% year-on-year decline in demand. Most offices were leased in Krakow (178,500 sqm, up 47% y\/y), Wroclaw (95,800 sqm, down 21% y\/y) and the Tri-City (92,800 sqm, down 27% y\/y). In addition, demand in Pozna\u0144 totaled 53,500 sqm, in \u0141\u00f3d\u017a 45,100 sqm, and in Katowice almost 35,000 sqm. In Lublin and Szczecin, leasing activity totaled less than 9,000 sqm.<\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>In Q3 2024, lease renegotiations accounted for 53% of all transactions, compared to 35% in the same period of 2023. Tenants from the IT sector remain the most active, generating 26% of total demand. In Krakow, as many as 35% of new contracts were signed by tenants from this sector.   <\/p>\n<!-- \/wp:paragraph --><!-- wp:quote {\"translatedWithWPMLTM\":\"1\"} -->\n<blockquote class=\"wp-block-quote\"><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>\"<em>Technology companies are looking for modern and flexible spaces that support a hybrid work model and allow teams to scale freely,<\/em>\" he added.  <\/p>\n<!-- \/wp:paragraph --><cite>comments <strong>Jaroslaw Pilch<\/strong>, Head of Tenant Representation, Office Agency, Savills Poland.<\/cite><\/blockquote>\n<!-- \/wp:quote --><!-- wp:heading {\"level\":3,\"translatedWithWPMLTM\":\"1\"} -->\n<h3 class=\"wp-block-heading\" id=\"Stabilne-pustostany-i-czynsze\"><strong>Stable vacancies and rents<\/strong><\/h3>\n<!-- \/wp:heading --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>The Savills report indicates that vacancy rates vary by city. At the end of September, the lowest level was recorded in Szczecin (6.8%) and the highest in Lodz (21.1%). In Katowice (20.5%), Wroclaw (19.7%) and Krakow (18.9%), the vacancy rate remains around 20%. In the Tri-City, Pozna\u0144 and Lublin it did not exceed 13%. The average vacancy rate at the end of Q3 was 17.3%, registering a minor upward adjustment of 3 bps compared to 2023.     <\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>Net absorption of space from Q1 to Q3 amounted to 79,800 sqm, an increase of 7% compared to 2023. Only in two cities - Lublin and Szczecin - the indicator was negative and amounted to -1400 sqm and -2100 sqm, respectively. The highest positive values were recorded in Krakow (26,800 sqm), the Tri-City (23,600 sqm) and Pozna\u0144 (14,600 sqm).<\/p>\n<!-- \/wp:paragraph --><!-- wp:quote {\"translatedWithWPMLTM\":\"1\"} -->\n<blockquote class=\"wp-block-quote\"><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>\"<em>At the end of Q3, base rents in A-class buildings in regional cities averaged between EUR 12.00 and EUR 17.00\/sq.m.\/month. The highest rates were registered in Poznan (17.00 EUR\/sq.m.\/month), Krakow and Wroclaw (up to 16.50 EUR). In Szczecin, rents reached 15.50 EUR, while in the Tri-City, Katowice and \u0141\u00f3d\u017a they recorded slightly lower values (15.00 EUR).\"<\/em> -  <\/p>\n<!-- \/wp:paragraph --><cite><strong>Jaroslaw Pilch<\/strong> says.<\/cite><\/blockquote>\n<!-- \/wp:quote --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>Among the 8 key markets, the cheapest offices were in Lublin, where you had to pay up to EUR 14.25 per square meter in prime locations. In addition to rents, tenants have to reckon with service charges, which can reach PLN 36.00 per square meter\/month.<\/p>\n<!-- \/wp:paragraph --><!-- wp:heading {\"level\":3,\"translatedWithWPMLTM\":\"1\"} -->\n<h3 class=\"wp-block-heading\" id=\"Wyzwania-i-perspektywy-rynku\"><strong>Challenges and market outlook<\/strong><\/h3>\n<!-- \/wp:heading --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>The low level of new pre-leases (less than 10% in most regional cities) and difficulties in raising financing are affecting delays in some office projects. (FRS). The state-owned company, responsible for asset management in the shipbuilding sector, has leased 466 sqm of space. The return of FRS to North Gate after time is proof that the location, standard of the office building and its management are highly appreciated by tenants who have worked and are working in the building.   <\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>RLG Systems Poland has also located its headquarters at Bonifraterska Street. The environmental consulting company, which is part of the RLG Group, has leased 300 sqm of space. The choice of North Gate for the new office proves that the building meets ecological requirements, crucial for tenants in the environment-related industry. Adriana Binkiewicz of Brookfield Partners agency represented the company in the transaction.     <\/p>\n<!-- \/wp:paragraph --><!-- wp:quote {\"translatedWithWPMLTM\":\"1\"} -->\n<blockquote class=\"wp-block-quote\"><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>-  <em>We see the return of the Company Development Fund to North Gate as a recognition of the building's quality. The fact that the tenant has again chosen this location proves that the building, despite the passage of years, meets the highest standards of modern office buildings.
