On the one hand, we will see further changes in the scaling of demand for office space, while on the other, we will see an increased interest in high standards in attractive locations. This is a trend that generates savings, but also poses new challenges. <\/p>\n\n

Time required for office rentals and leases<\/strong><\/h3>\n\n

The rental market is also evolving. The processes of relocating or renegotiating leases now take longer, often as long as 12 months or more. Moreover, we are noticing a tendency for tenants to prefer shorter contracts in renegotiation processes, which is in line with the dynamically changing market. Green leases are becoming not insignificant for the market. Starting in 2024, a certain group of companies, according to the CSRD, will have to start collecting the data necessary for new ESG reports. <\/p>\n\n

Flexibility and new work models<\/strong><\/h3>\n\n

Pandemic has shown us the benefits of flexible work models. Many companies are moving toward a hybrid model, combining remote work with an in-office presence. This translates into less need for renting a traditional office and opens the door for more flexible solutions, such as serviced offices. <\/p>\n\n

Investments in modern technologies and tools allow more efficient office management, which is also visible in costs. New solutions based on artificial intelligence (AI) will appear on the market. However, these innovative solutions will have to address growing concerns, including data confidentiality, which currently inhibit their implementation in corporations. The development of PropTech (Read our article on PropTech solutions<\/a>), or technologies dedicated to real estate, will therefore not only be a matter of introducing new tools, but also of adapting and integrating them into existing systems and business processes. At the level of tools, we are facing an evolution rather than a revolution. We also expect a marriage between ESG and PropTech, where data measurement and optimization will become part of the certification associated with the implementation of ESG activities .<\/a> <\/p>\n\n

An advantage of the Wilan\u00f3w complex, which houses serviced offices, is the low height of the buildings and the greenery surrounding the office buildings. This makes Wilan\u00f3w Office Park more likely to be associated with a quiet office campus in the suburbs than with a metropolitan office district. A new advantage of this location, especially for employees using public transportation, is the streetcar line that has been put into operation. <\/p>\n\n

- The new location of The Shire - Beyond Coworking in Wilan\u00f3w is another strategic step in the development of our network in Poland. We are seeing a growing demand for flexible office solutions in this district of Warsaw. In cooperation with PHN - the owner of the building, we will manage more than 3,000 sqm of fully equipped and serviced office space on two floors, offering more than 300 workstations in a variety of private offices <\/em> \u2013 <\/p>\nOskar Odziemczyk<\/strong>, managing partner at The Shire - Beyond Coworking.<\/cite><\/blockquote>\n\n

Wilan\u00f3w is the third location of The Shire - Beyond Coworking in Warsaw. Since the end of 2023, offices with the company's logo have been operating in a building on Malachowski Square, and since April 2024, also in the Warsaw Spire office tower. The formula of the contract, which is not a simple lease agreement, means that the offices will be jointly managed by property owner PHN and The Shire - Beyond Coworking. It will take care of, among other things: technical service, security, Internet and cleaning, as well as reception and coffee service.<\/p>\n\n
