Traditionally associated with startups and small businesses, today flexible offices are becoming an integral part of the real estate strategies of the largest organizations, which are looking for flexibility, cost efficiency and the ability to attract and retain employees. <\/p>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><em>&#8211; We see this trend in Poland as well. Large corporations, especially in the IT, financial services and BPO\/SSC sectors, are increasingly using flex space as part of their Core &amp; Flex strategy &#8211; combining permanent offices with flexible locations tailored to the changing needs of their teams. The market for flexible office space in Poland is experiencing rapid growth &#8211; in 2024 alone, flex operators in regional cities leased 27,900 sqm of space, up 42% year-on-year.     <\/em>says <strong>Thomas Jodar<\/strong>, Head of Workthere Savills Poland.<\/p>\n<\/blockquote>\n\n<p>The report confirms that for 86% of respondents, collaboration zones are a key element of the flex space &#8211; which fits perfectly with the needs of companies pursuing a hybrid work model.<\/p>\n\n<p id=\"Ewolucja-modelu-biznesowego---od-operator&#xF3;w-do-landlord&#xF3;w\"><strong>Evolution of the business model &#8211; from operators to landlords<\/strong><\/p>\n\n<p>Flexmark 5.0 indicates a significant change in the market landscape: 66% of respondents identify the growth of management agreements between operators and landlords as the most important trend through 2030. Additionally, 47% point to the growth of flex products run directly by landlords, and 43% point to the growth of white-label models. <\/p>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8211;  <em>This phenomenon is already evident in Poland. Office building owners, especially in Warsaw, Krakow and Wroclaw, are increasingly including flex zones managed by specialized operators or developing their own products in their projects. This is a response to the needs of tenants, who expect greater lease flexibility without having to sign long-term contracts for full floors.    <\/em><em> There are currently<\/em><em> 110 locations<\/em>in<em> Poland&#8217;s regional cities<\/em><em>  flex with a total area of more than 193,200 square meters and more than 24,200 workstations   <\/em>&#8211; says Wioleta Wojtczak, Head of Research, Savills.<\/p>\n<\/blockquote>\n\n<p>The Core &amp; Flex model is becoming the new standard not only globally, but also in Poland. Companies are combining a traditional office (core) with access to flexible spaces (flex) in different locations, allowing them to scale resources as needed without incurring the cost of excessive space. <\/p>\n\n<p id=\"Globalny-wzrost-i-plany-ekspansji-operator&#xF3;w\"><strong>Operators&#8217; global growth and expansion plans<\/strong><\/p>\n\n<p>According to the Flexmark 5.0 report, 85% of flex operators plan to expand in the coming years. Growing interest in this segment can be seen from both international players and local entrepreneurs. <\/p>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8211;  <em>Poland is on the radar of both global operators and new regional players. In addition to international brands like WeWork, Regus and Mindspace, Polish operators &#8211; The Shire, BeIN Offices, Puzzle Office, Chilliflex, Ace of Space &#8211; are growing rapidly. Krakow and Wroclaw remain the leaders, together accounting for 58% of the total flex stock in regional cities &#8211; 63,200 sqm and 48,800 sqm, respectively. The largest single location, Fabryczna Flex in Krakow, occupies as much as 9,000 sqm.      <\/em>&#8211; <strong>Thomas Jodar<\/strong> adds.<\/p>\n<\/blockquote>\n\n<p>According to Savills, another 15,000 sqm of flex space will be added in Poland&#8217;s regional cities in the coming months, confirming operators&#8217; confidence in the Polish market. The average area of a single flex location in the regions exceeds 1,700 sqm, indicating the professionalization and scaling of the segment.<\/p>\n\n<p id=\"Kluczowe-trendy-globalne-a-polska-perspektywa\"><strong>Key global trends vs. the Polish perspective<\/strong><\/p>\n\n<p>The Flexmark 5.0 report identifies several key trends that will shape the flexible office market in the coming years:<\/p>\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li>Flexibility as standard &#8211; companies expect to be able to scale space quickly in response to market and organizational changes<\/li>\n\n\n\n<li>Quality and user experience &#8211; flex spaces compete on quality of design, technology and value-added services<\/li>\n\n\n\n<li>Sustainability &#8211; ESG certifications and eco-friendly solutions are becoming standard in the flex segment as well<\/li>\n\n\n\n<li>Technology &#8211; IoT, smart meeting rooms and space management platforms increase efficiency<\/li>\n\n\n\n<li>Hybridity &#8211; flex does not replace the traditional office, but becomes a complement to it<\/li>\n<\/ol>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8211; <em>We are experiencing rapid market growth &#8211; in 2024 flex operators leased 42% more space than a year earlier &#8211; and demand in regional cities in the first three quarters of 2025 was similar to the results of the whole of 2023, amounting to nearly 20,000 sqm, heralding another strong year for the flex market. This shows that the segment is maturing and professionalizing. The most developed markets remain Krakow, Wroclaw and the Tri-City, which together concentrate 63% of the stock. Each of these cities has more than 1 million sq. m. of modern space. Katowice, Pozna\u0144 and \u0141\u00f3d\u017a together account for 31% of the resources, while Lublin and Szczecin account for the remaining 6%.    <\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>Less than 203,000 sqm remains under construction, down 26% from a year ago. By comparison, annual average volumes from 2015-2019 reached 908,000 sqm, and from 2020-2024 - 522,000 sqm. Such a pronounced reduction in new investments may result in a further decline in available space in the coming quarters, and thus also in a reduction in leasing options for tenants.<\/p>\n<!-- \/wp:paragraph --><!-- wp:heading {\"level\":3,\"translatedWithWPMLTM\":\"1\"} -->\n<h3 class=\"wp-block-heading\" id=\"PUSTOSTANY\"><strong>PUSTOSTANS<\/strong><\/h3>\n<!-- \/wp:heading --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>At the end of March, the regions had 1.18 million sq. m. of vacant space, translating into an average vacancy rate of 17.5% (down 0.3 p.p. y\/y). Five cities had vacancy rates of at least 15%, and these were \u0141\u00f3d\u017a (22.3%), Katowice (21.1%), Wroc\u0142aw (20.4%), Krak\u00f3w (14.6%) and Pozna\u0144 (15.0%). Space availability was lower in the remaining cities, with the rate between 8% in Szczecin and 12.6% in the Tri-City.   <\/p>\n<!-- \/wp:paragraph --><!-- wp:quote -->\n<blockquote class=\"wp-block-quote\"><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>-  <em>Limited supply puts landlords in a fairly comfortable position, as it potentially opens up room for rental growth in the near term. This is 27% better than a year ago and 17% above the average for the first quarters of 2020-2024. Tenants were particularly active in Krakow (56,600 sq m) and Wroclaw (43,800 sq m). Higher gross demand than in the same period last year was also recorded in the Tri-City, Katowice, Pozna\u0144 and Lublin.   <\/p>\n<!-- \/wp:paragraph --><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>Four industries - IT, business services, manufacturing and finance - generated a total of 58% of total demand. The IT sector had the largest share (18%), just ahead of business services (16%), manufacturing (14%) and finance (10%). 5% went to flex office operators, who chose to expand their business in the regions. The structure of transactions shows that almost half of the volume was accounted for by renegotiations of existing contracts (48%), while new contracts accounted for 41%. In addition, there was an 8% share of expansions and 3% of pre-leases.    <\/p>\n<!-- \/wp:paragraph --><!-- wp:quote {\"translatedWithWPMLTM\":\"1\"} -->\n<blockquote class=\"wp-block-quote\"><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>-  <em>  The average regional vacancy rate is still around 18%, which may give a false sense of comfort, but with historically low new supply, this \u201ccushion\u201d may shrink faster than it seems. The highest rents are in Pozna\u0144 (up to EUR 17), followed closely by Krak\u00f3w and Wroc\u0142aw (up to EUR 16.50). Maintenance fees, as a rule, do not exceed 37 PLN\/sq.m.\/month, although their amount depends mainly on the efficiency of the building.<\/p>\n<!-- \/wp:paragraph --><!-- wp:heading {\"level\":3,\"translatedWithWPMLTM\":\"1\"} -->\n<h3 class=\"wp-block-heading\" id=\"PERSPEKTYWY\"><strong>PERSPECTIVES<\/strong><\/h3>\n<!-- \/wp:heading --><!-- wp:quote {\"translatedWithWPMLTM\":\"1\"} -->\n<blockquote class=\"wp-block-quote\"><!-- wp:paragraph {\"translatedWithWPMLTM\":\"1\"} -->\n<p>-  <em>By the end of 2027, developers say they will have delivered up to 475,000 sq. m. of new space. The vast majority of this space may not hit the market until the final year of the forecast.
